Getting the best possible price is a function of the current market circumstances, the appeal of your home, and your motivation in selling.

Look at your motivation first. Are you in a hurry to sell your house? How much of a hurry? Talk with Shari and her team about your reasons for selling; they will affect your asking price.

Consider the financing you'll offer. Do you need to be cashed out, or would taking a second mortgage make sense for you. Maybe you can even carry all the financing. The easier you make it for your buyer to actually buy, the sooner your house will sell.

How potential buyers see your house is important. The following list will help:

  • De-Clutter . The most important thing to do is get rid of any and all mess. Potential buyers will be looking in every closet and corner. The less clutter, the better.
    Remember the garage! Getting rid of everything but the car will make it look large and inviting.
  • Hire Professional Cleaners . A professional cleaning crew can make your house sparkle – all over. They will see things you've never thought of and make your house look perfect for its next owner.

  • Curb Appeal is Important . The term, curb appeal refers to the way your house looks when a potential buyer first arrives. First impressions count!

    Take a look at your house from a buyer's perspective. Drive up to your house – how does it look from the car? What about from across the street? De-clutter the outside and consider some inexpensive, but pretty plants. Small changes can make a big difference.

    If your home is a condo, how your front door looks from the hall or the sidewalk is important. Is there some small touch you can add to make it look unique and inviting?
  • Get needed repairs done . The stain in the kitchen sink you've lived with forever needs to be removed. Handle any needed plumbing and electrical repairs. If something's broken, get it fixed.
