Buying a home in Paso Robles can seem difficult and confusing – at least until you're working with a broker like Shari Schramm, a true real estate professional.

The price of the home you guy is certainly important and understanding price may help. Fair market value is defined as “a willing buyer and a willing seller.” Comparative market analysis, often known as “comps” can be a place to start, but they don't tell the whole story.

All sorts of things affect the price of a home. The seller's motivation is part of the equation. If, for example, the seller needs to move, you may have more room to negotiate a lower price and/or better financing. On the other hand, if the seller is not motivated, but is just “testing” the market, your chances of getting a deal are slim to none.

Buyers InformationYour needs and ability are also part of the formula. If you've got a lot of cash or excellent credit you may be able to offer a bit less and get the home. If, however, you have the minimum down and your credit is less than perfect, you can expect to spend a bit more. Your timing is also important. If you can afford to wait and have no pressure to move, you're in a position to wait for the right deal. Of course, if you have to move right away, you have less flexibility.

Once you find the home you want to buy, you'll make an offer, usually with a deposit. That offer will then be presented to the seller who may accept it, reject it or make a counter offer.

When you and the seller, through your broker, agree, your broker will put your deposit in escrow. The rest of the details, like title insurance, and completion of the mortgage papers and funding get handled during the escrow. Shari will make sure every step is completely handled and you are kept informed. Escrow closes with the recording of the deed in your name. Your next step is to move in.

Once the negotiations are complete and a price and terms are agreed upon, your deposit is put in escrow and the rest of the details, from title insurance through mortgage completion are handled. Shari will guide you through each step.

When the process is complete, the deed to your home is recorded in your name and you're all set.

  • Your home as your most important investment

Your lifestyle reflects what you want and need in a home, now and in the future. Each kind of home offers different advantages. For example:

  • Condos get you out of the maintenance game but rarely offer anything beyond a balcony or small patio for gardening.
  • Single family homes usually have ample yards, but over time that space, both inside and out, may require more work than you want to do yourself or pay some else to do for you.
